Lake Macquarie, Maitland suburbs make family-friendly hotlist

POPULAR AREA: A four-bedroom home at 83 Canterbury Drive, Raworth sold for $750,000 in November.

New Lambton Heights and Raworth have made the cut in a list of New South Wales' top 20 family housing markets.

The Well Home Loans study listed New Lambton Heights at number three, below only Homingsea Park and Blair Athol, and Raworth at number 18.

The study considered median price, education and occupation metrics, and percentages of owner-occupiers, freestanding houses and family households as its five key indicators.

New Lambton Heights, which lies west of New Lambton, has a 98 per cent population of freestanding houses and the highest possible education and occupation score.

Raworth has a median house price of $723,000 - about $250,000 less than New Lambton Heights - and owner-occupiers account for 90 per cent of the population.

PRD Hunter Valley's James Hannah said Raworth had plenty to commend it.

"You're excellently positioned right next door to the heritage township of Morpeth," Mr Hannah said

"It probably represents to some people different or better value for families than Morpeth because it doesn't have the Morpeth address.

"And in terms of product your getting a newer four-bedroom, two-bath, two-garage home which isn't that common of a product in Morpeth.

"You're right there near the new hospital which is due to be finished in the next couple of months and it's based on the east side of the city which is one of the more popular areas."

Apart from a dip in 2019, Raworth's volume of house sales have been steadily increasing, and have doubled since 2012.

"We're seeing a lot of buyers in the marketplace, there's very strong enquiry in Raworth and stock levels are consistently low," Mr Hannah said.

"Competition is quite strong but that's everywhere, its not just in Raworth - you're going to get that whoever you ask."
