Yate will soon have another fast food outlet after plans for a KFC were approved. The restaurant and takeaway will replace Frankie and Benny's at Riverside Retail Park, which has been empty since 2020.
Although a planning officer approved the application at the beginning of March, the final decision on the plans was delayed after Yate North councillor Mike Drew submitted a referral, stating that transport and parking should be reviewed. At a development committee meeting on March 31, it was agreed that travel measures were sufficient.
The applicant agreed to a staff and visitor travel plan which will "promote travel to the premises by sustainable modes of transport." It was also decided that the proposed hours of the outlet should match those of other takeaways and venues in the town - including McDonalds and Miss Millies.

Another condition includes additional litter bins, needed to address concerns about a potential litter rise. Adam Beamish, speaking on behalf of applicant Alim Janmohamed, told the meeting: "Since submission of the planning application in November 2021 we have engaged extensively with your officers to address the various concerns raised.
"We have also agreed to the imposition of an extensive set of restrictive conditions in particular relating to amenity considerations and transport matters." He continued: "The proposed trading hours of the premises have been considerably reduced to what was originally proposed and now align with other existing food and drink [outlets].
"We have agreed to the imposition of a condition of a staff and visitor travel plan to promote travel to the premises by sustainable modes of transport as opposed to the private car." Chair of the meeting Cllr Keith Burchell concluded: "Seeing as all of the objections have been covered by the additional conditions, I’ll take the unusual step of recommending that we grant as per the report."
In 2019 KFC named Yate as one of the locations it wanted to open in. According to its store finder, the nearest branches to the town are currently about a 20-minute drive away in Fishponds or Filton.
