Is this one of Newcastle's skinniest houses? Compact 1920s cottage in Carrington hits the market

A slimline house at Carrington with a width of 3.5 metres has hit the market for sale.

This compact 3.5 metre-wide two-bedroom weatherboard cottage at Carrington has hit the market for sale with a guide of $700,000 to $770,000. Picture supplied.

The two-bedroom, one-bathroom home on a 169 square metre block at 84 Rodgers Street is listed with a guide of $700,000 to $770,000 - and within five steps you can pace out the width of the home.

"It is your picture-perfect Carrington cottage," said listing agent Joel Soldado from Harcourts Newcastle.

"There are a few houses in Carrington that are similar to this one.

"I'm not sure if it's Newcastle's skinniest house but even though it is small, it is so functional and it just works."

The owner purchased the renovated 1920s property for $835,000 in July but a change in family circumstances has led him to put it back on the market in order to purchase a larger home, according to Mr Soldado.

The previous owners renovated the cottage, including the addition of a second bedroom at the rear of the property.

It features an open-plan living and dining area, including the kitchen with contemporary kit kat-style tiling, a farmhouse sink and an integrated dishwasher.

"The guys that did the renovation previously did a really good job with it," he said.

"They added on the extra bedroom and the functionality certainly works.

"Everything is done: the bathroom, the kitchen and there is a lot of marine plywood throughout. It is very Carrington."

Mr Soldado estimates it would take about five steps to walk the width of the home.

"It's close to everything Carrington has to offer," he said.

"Being positioned on Rodgers Street, it's close to the primary school, you can walk down to the local cafes and shops.

"It's all there a couple of steps away."

The property has a drive-through garage attached to the side of the home and the yard has established tropical gardens, a raised veggie garden and a firepit.

The median price for a house in Carrington is $984,000, according to CoreLogic.
