New data from the Central Statistics Office (CSO shows that prices for residential properties rose by 7.8% in the 12 months up to December 2022 with the median price of a house in Ireland currently €305,000.
The Residential Property Price Index for December 2022 published on Wednesday showed that in the capital Dublin, prices rose by 6% and prices outside Dublin jumped by a whopping 9.3%.
The west of Ireland (Galway, Mayo, Roscommon) saw the largest increase outside of Dublin at 14.9%, with the southeast (Carlow, Kilkenny, Waterford, Wexford) only seeing a rise of 6.7%.
Throughout the country, the lowest median price for a house in the 12 months to December 2022 was €152,000 in Longford, while the highest median price was a staggering €625,000 in Dún Laoghaire-Rathdown.
Furthermore, in December of last year, 5,213 dwelling purchases by households at market prices were filed with the Revenue Commissioners. This is an increase of 0.8% when compared to the 5,170 purchases that had taken place by December 2021.

Most expensive Eircode areas
The Eircode areas with the highest median price for household dwelling purchases were A94 'Blackrock' and A41 ‘Ballyboughal’ (€750,000) in the year to December.
Coming in second was D06 'Dublin 6', where the median price was €670,000 with the third being D04 ‘Dublin 4’ which had a median price of €662,500.
Stepping out of Dublin, the most expensive Eircode area over the last twelve months was A63 'Greystones', with a median price of €534,999.
The second most expensive Eircode area outside of the capital was A98 'Bray', where the median price was €465,000. Third was tied between W23 'Celbridge' and P17 ‘Kinsale’, both with a median price of €425,000.
Least expensive Eircode areas
The Eircode area with the least expensive median price within Dublin was D10 ‘Dublin 10’, where the median price was €280,500.
The least expensive Eircode area over the last 12 months was F35 'Ballyhaunis' with a median price of €126,000. The second least expensive area was F45 'Castlerea', where the median price was €130,000. The third least expensive Eircode area was H23 'Clones', which had a median price of €139,000.
