Inside the £665,000 Edinburgh one bedroom flat three times the average price

A one-bedroom flat in Edinburgh has gone up for sale for the hefty price of £665,000, which is almost three times the average price in the city.

The property, which is in the expensive and highly sought after area of Melville Crescent, consists of a master bedroom with en-suite, a bathroom, a study, and a combined living, kitchen, and dining space.

According to the listing on Rightmove, the flat is "within walking distance of the West End's many amenities".

It continues: "Set in the former Scotland Office building, all the apartments maximise the grandeur of their West End location in Edinburgh’s City Centre, a UNESCO World Heritage Site.

"The property boasts an enviable location on an A-listed traditional Georgian streetscape."

The open-plan living, kitchen, and dining space is the main room in the flat, and comes with grand floor-to-ceiling windows that let in large amounts of natural light.

There is also a large grey fireplace, around which a number of opulent blue sofas and chairs are currently sat.

Elsewhere, the modern bathroom comes equipped with new and stylish units — including a large tub — that create a sense of luxury and tranquillity.

The generously sized bedroom features a classic grey carpet and large bed, as well as a small seating area.

The listing adds: "These properties overlook a fantastic crescent with the Melville Monument taking pride of place in the middle.

"Some properties even offer views of Edinburgh Castle, while those in the front aspect East and South East are suffused with amazing natural light throughout the day.

"Melville Crescent is ideally situated for bus, train and tram services.

"The local tram connects quickly to Edinburgh Airport together with Murrayfield stadium and both ends of Princes Street in the city centre."

The flat is nearly three times the average cost of an apartment in the city, which is £251,048 according to Zoopla.

For £470,000 — almost £200,000 cheaper than the one-bedroom property in Melville Crescent — you could purchase a six-bedroom detached house on Calder Road.

If you're happy to live a bit out of the city, you could buy a six-bedroom house for much less than £665,000 (Rightmove)

While it isn't as modern as the Melville Crescent property, it is of course far larger — featuring three bathrooms, two lounges, and a study room.

The listing states: "At approx. 322m2 the room sizes are of generous proportion and although the property would benefit from some upgrading it has endless potential and could be perfect for development or could make a stunning family home, with many original features."

It adds: "The property benefits from double glazing and gas central heating. The plot is of considerable size and is mainly laid to lawn with some hard landscape to the rear.

"Viewing is essential to appreciate the proportion and accommodation on offer."
