A LIFESTYLE property with an income stream of $180,000 per annum has hit the market in Pokolbin.
Broken View Estate is listed for sale via expression of interest, with the property expected to fetch around $3.5 million.
Located at 547 Old North Road, the site includes a two-bedroom homestead, five one-bedroom villas and nine acres of vineyard that produces chardonnay, verdhello and shiraz grapes.
Listing agent Dan Jurd from Jurds Real Estate said the 38-acre property offers solid income streams from both the accommodation and the vineyard.
"The property earns about $180,000 gross per annum and year to date they're at about $93,000 so they're on track to do similar numbers this year," Mr Jurd said.
The owners outsource all winemaking to the nearby First Creek Wines.
The agent said the listing had attracted strong interest from Sydney buyers looking to purchase in the Hunter Valley's wine region.
"I have had a fair bit of inquiry, a couple of inspections but no offers yet," Mr Jurd said.
"I expect it to sell for around $3.5 million."
Sydney-based vendors Peter and Kim Earle purchased Broken View Estate in 2015 for $1.28 million, according to CoreLogic.
Mr Jurd said the couple is selling due to a change in circumstances.
"They initially bought it for their daughters who had horses but they are in their late teens now so they don't get up here as much now because they have other interests in Sydney," the agent said.
He said Broken View Estate's accommodation options cater to the couple's retreat market.
Each self-contained villa includes a king-sized bed, two-person spa, underfloor heating, an open log fire, dining area and kitchen, ducted air conditioning, outdoor seating area and a barbecue.

The listing follows Mr Jurd's sale of Bracken Ridge Vineyard Estate which sold for $3.7 million six months ago.
"It was pretty similar in having five accommodation villas and a house as well," he said.
"It was 25 acres whereas this one is 38 acres, but the house was in a bit better condition."
