Hundreds of jobs could be created after multi-million pound plans for a major new commercial warehouse in Speke were signed off.
Since 2019, existing buildings at the HP Chemie Pelzer site on Speke Hall Avenue have lay vacant and fallen into disrepair. Now, a real estate asset fund is to pump in millions of pounds to create a major new site in South Liverpool.
The city council’s planning committee has signed off on an application by AEW UK Core Property Fund to construct a new warehouse and offices of more than 18,000sqm. Planning documents released by Liverpool Council said: “The warehouse building would be positioned on an east-west axis across almost the full width of the site with the offices positioned in the NW corner to address the site entrance.

“The vehicle entrance would remain as existing from Speke Hall Road with the main body of car parking at the front, western end of the building.” Servicing and dock loading bays would be along the northern side of the building where there would be 20 loading docks and parking for 34 trailers and van bays.
New landscaping and tree planting would be provided to the front of the building adding to planting in some existing areas and creating new landscaped areas. Councillors heard how around 200 jobs would be created during the construction phase of the new warehouse, while up to 350 could then be made once the site is operational as part of a £20m investment by the asset fund.
The front of the site would be enclosed with new paladin fencing along car park edges. The building would be 18.5m high to the ridge and built from cladding panels and curtain wall glazing with a dual pitched roof with the full height, three-storey offices providing a focal point of interest for the front entrance.
It is hoped that in comparison to the previous use of the site, the new development will reduce the number of light vehicles in the peak periods but will increase the daily light duty and heavy goods vehicles by 13 and 55 respectively. The report said: “It is considered that the additional LDV and HGV trips will unlikely have a material impact on the safe and effective operation of the surrounding highway network which is capable of accommodating larger vehicle movements.”
