Huge plans for new £50 million Ancoats neighbourhood with canalside apartments, town houses and new café bar

A brand new neighbourhood could be built in Ancoats in 2023 as part of a big project by two renowned Manchester-based property developers. Plans to create a vibrant canalside community at Manchester’s Ancoats Works have been submitted to Manchester City Council by developers Capital&Centric and Kamani Property Group.

The £50 million project, which will be built in what is currently an unused storage depot, will feature canalside apartments, town houses, gardens and a new café bar or store. A new image has now been released to show the proposed designs which include 193 homes, with a mix of 1 and 2-bed apartments, 3-bed duplexes and townhouses fronting onto Carruthers Street.

The Ancoats neighbourhood is the second collaboration between the two Manchester-based developers, who joined forces on plans for a site on Swan Street in the Northern Quarter, approved by Manchester City Council in 2021.

The two companies want to breathe modern life into the historic site with a fusion between old and new. The developers plan to keep the front exterior of Ancoats Works and add a modern twist to the red-brick buildings that once dominated the industrial area.

Restoring the current canalside is also part of the plan with new lighting and planting as part of a vibrant new garden. There are also plans for a 'striking space for the community to hangout' which could be either a new store or café bar. If approved, work could start on site in early 2023.

Adam Kamani, CEO at Kamani Property, said: “We think this community will be a really vibrant addition to Ancoats as it grows.

"The design strikes the perfect blend between old and new – retaining parts of the historic building with the iconic ‘Ancoats Works’ signage, whilst creating design-led homes on what’s currently a pretty unloved, industrial site.

"As well as new homes, we plan to deliver stunning outdoor spaces and improve the canalside, making the space much more welcoming with real character.”
