How house prices in Greater Manchester compare with Cheshire, Cumbria, Lancashire and Merseyside

Across the whole of the north west, house prices vary from one area to the next.

In Greater Manchester, the average house price currently stands at £264,500 - which is a huge 20% increase from 2021.

Over the last year, most of the sales here were semi-detached properties, which on average sold for £300,670.

Terraced properties had an average sold price of £178,169 and detached properties averaged at around £409,354.

The most expensive area within Greater Manchester was Bramhall, where you can typically expect to buy a home for £2,010,900.

Farnworth is currently the cheapest area, where the average house price stands at around £133,600.

Here we look the average house prices across Cheshire, Cumbria, Lancashire and Merseyside to find out how Greater Manchester compares in terms of affordability, using data from Rightmove.

Cheshire

Over in affluent Cheshire, the average house price is currently £302,900 - the highest of all counties in the north west.

Cheshire is most popular for selling detached homes, which sold on average for around £454,700 over the last year.

Semi-detached properties sold for a standard price of £250,539, with terraced properties fetching £195,981.

The most expensive area within Cheshire is Mottram St. Andrew, with an average house price of £1,853,000.

The cheapest is Golborne where house prices are around £139,8100.

Cumbria

Cumbria, which is best known for the Lake District National Park, has an average house price of £220,000.

Most of the sales in Cumbria over the last year were terraced home, which on average sold for £148,800.

Detached properties sold at a standard price of £360,700, and semi-detached homes went for around £199,100.

Cumbria's average house price is cheaper than Greater Manchester, with its most expensive area known as Bolton Low Houses - with house prices around £620,000.

On the opposite end of the spectrum, the cheapest area of Cumbria is Maryport where you can expect to buy a home for £106,600.

Lancashire

Properties in Lancashire are the cheapest compared to the rest of north west, with a home priced on average at £196,600.

The majority of sales in Lancashire during the last year were terraced properties, selling for an average price of £126,700.

You can expect to buy a detached home here for around £332,800, and a semi-detached property for £184,600.

The most expensive area within Lancashire is Rivington, with an average house price of £471,000, and in Nelson homes are priced at around £98,800 - the cheapest area across the region.

Merseyside

Merseyside is the county with the second lowest average house price in the north west, with properties going for an average of £213,000.

Last year most property sales in Merseyside were for semi-detached homes, which sold for an average of £213,200.

Terraced properties sold for an average price of £141,200, meanwhile detached properties stretched to £374,900.

The priciest area within Merseyside is Caldy, with house prices around £1,061,500, and the least expensive was Walton with an average price of £110,400.

Properties in Merseyside area generally cheaper than Cheshire, Greater Manchester and Cumbria.
