A tiny Liverpool design studio is transforming the face of our city with 12 epic plans - from millionaire homes to new hotels.

Wavertree-based Studio RBA have hit the headlines in the design world thanks to their radical approach to architecture that sees them produce life-like images of their ideas.

The small team of eight has won more than 100 commissions in the last 18 months, including over 100 houses, 200 hotel rooms and 300 apartments.

Adam Morgan, founder of Studio RBA, told design website Trailblazer the team's "technical prowess" has been key to their success, with CG imagery, virtual reality and graphic design skills all offered in house.

The team is currently working on a portfolio of around 19 projects - the vast majority of which are in Liverpool or nearby areas of Merseyside.

Some are in their early stages of the planning process while others have already been approved or even completed - such as the luxury North House apartments on North John Street.

From million pound homes to hotels, offices and even a football stadium- these images give a sneak peek of how one small  design studio could change the face of our city.

The Baltic Place - £15.5m apartment scheme

Planning has been approved for a £15.5m, 174-apartment scheme in the Baltic Triangle, with work set to begin later this year.

A Design and Access statement produced by Studio RBA say the apartments will be "luxury but affordable", with images indicating they will feature large French windows offering stunning views of the city.

Meanwhile the exterior of the building promises to have a warm aesthetic featuring antique bricks and bronze aluminium cladding.

Studio RBA, who produced the design for client Eloquent Developments, say they want to provide a "welcoming gateway into the newly expanding Baltic Triangle" with their design.

Gostins Bulding - £13.5m hotel re-vamp

Planning has been submitted for an ambitious project to turn Liverpool's Gostins building on Hanover Street into a high-end hotel and private apartments.

Proposed visuals in the planning documents suggest it will be an NYX hotel with a roof-top terrace offering panoramic views of the city.

RBA were tasked with converting the historic warehouse into a 154-bed hotel by client Niboco Ltd and say they have created a "ballsy design" that will have "everyone talking".

The proposals say the hotel will occupy the ground floor to the sixth floor of the existing building, with a four-storey roof extension built above to accommodate 47 residential units.

New Football Stadium

Studio RBA was invited to enter a competition  by the chairman of the fan-owned City of Liverpool Football Club (COLFC), to design a masterplan for a potential new stadium at the site of the old Fazakerley playing fields off Longmoor Lane.

If their masterplan gets the go-ahead the site, which is owned by Liverpool Council, will contain a fan zone, a series of five-a-side pitches, a training ground and a stadium that could have a 5,000 seated capacity.

The plans reveal the impressive scale of City of Liverpool FC's ambitions as they rise up the footballing pyramid.

Bridgewater Street -  Apartments and office space

Last summer plans were approved to convert a historic warehouse building in the Baltic Triangle into a mixed-use development featuring apartments and 'creative work space'.

'Boutique' hotel architect reveals dramatic housing plan for rest of 'eyesore' site 

The £3.5m scheme includes the development of 35 new apartments above the existing building and 2,000sqft of work space at ground level.

The apartments will have slanted portal windows to shake-up the look of the building and offer panoramic views of the city.

Eclipse - £19.75m apartment scheme 

This huge apartment scheme is a ten-storey residential development bounded by St James Street, Greenland Street and New Bird Street.

One of many exciting developments coming to the Baltic Triangle, developers say they want to design a living space that appeals to the city's growing community of budding entrepreneurs, professionals and creatives.

Studio RBA have promised Eclipse will be built "to the most modern, energy efficient specification".

When complete it will boast 217 studio, one and two-bedroom stylish apartments offering stunning views of the Anglican Cathedral.

Bespoke homes on the Leeds-Liverpool Canal

Plans for 14 detached homes in the Damfield Lane Conservation Area of Maghull were initially refused by Sefton Council - but are now being mulled over by a Chief Planning Officer after developers Roman Summer Associates lodged an appeal.

New restaurant plan for old Waterstones building on Bold Street 

If approved 14 bespoke, luxury homes will be built along the Leeds-Liverpool Canal area, all boasting private gardens and garages.

The developer said the homes will be a "far cry from the typical inflexible ‘house types" so often imposed on towns - and commissioned Studio RBA to bring their vision to life.

£1m 'underground' homes in Woolton Village

A similar-looking  housing scheme has been proposed for leafy Woolton Village.

Developers Rushton Properties Ltd have submitted ambitious plans to build 10 "partly subterranean", large family homes at Woolton Manor Estate, costing in the region of £1m.

Images produced by Studio RBA indicate the properties will be  detached and integrated into the ground, featuring private accessible green roofs and sunken gardens.

Duke Street Boutique

One of the many exciting plans coming to Duke Street, Studio RBA have also produced designs for a proposed boutique hotel at the up-and- coming city centre hot spot.

The £2.5m scheme could start as early as Spring and will feature bronze cladding with 23 spacious rooms inside if approved.

Baltic Hotel

This £3.75m project will bring 30 hotel rooms and a two-storey restaurant to an old building at the corner of the two largest avenues in the Baltic Triangle -  Jamaica & Bridgewater Street.

The part-conversion, part-new-build project has already been approved by Liverpool council, while an additional  application to convert the basement of the building for hotel use has recently been submitted.

Glenavon Gardens, Wirral

This exciting housing project off Glenavon Road, Wirral, was approved at a Wirral Council planning meeting earlier this week and will see six semi-detached affordable homes delivered alongside 25 detached executive homes.

Studio RBA's website says each detached house will be a 4-bed unit priced at around £450,000 for sale on the open market.

It might be some time before a show home is ready to inspect, but these images contained within planning documents provided an exciting sneak peek of what is to come.

Beltower Lane  New Build Houses

Another housing proposal featured on Studio RBA's website is for 44 new-build homes off Edge Lane, near the up and coming Knowledge Quarter.

The 'Belltower Lane' is made up of homes for young professionals and post-grads who "want a space just outside of the city centre".

Images on Studio RBA's website suggest the homes will be defined by varying brick tones, large glazed spans and a communal garden area.

Kempston Street

This £12.5m scheme will be at the heart of Liverpool's up-and-coming Fabric District.

The mixed development will deliver two storeys of creative work space and apartments.

Studio RBA say it will feature  a wide range of living spaces for young professionals and families. Each apartment will come with a front garden, balcony space and a light well that runs through the centre of the building

The propsed dwellings will have a "traditional aesthetic with some contemporary twists" and will be surrounded by trees and green space.
