A "horse owner's dream" has come up for sale less than 40 minutes from Canberra.
Known as Runnymede, the property at 186 Mundays Lane, Murrumbateman, is on 83 hectares.
The summit of its largest hill offers views of Black Mountain and the surrounding Yass valley.
"To be able to ride your horse up there would be just spectacular," said agent Simon Southwell, of Ray White Canberra.
Originally used to grow hay and graze livestock, the property has five dams and a bore on fertile land, making it ripe for quality farming or use as a lifestyle block.
Paddocks on the land are a mix of pasture-improved flats and natural grasses.
"There is no end of what you could do there," Mr Southwell said.

The deceased estate, which will be sold vacant, has been in the same family for 30 years.
"It is an important sale for the family, after such a [long time]," Mr Southwell said.
He had not set a starting price for the auction as the family "wanted it sold".
Mr Southwell said the proximity to Canberra was a key drawcard.
"It is close to the city, but the property is serene. Once you are in there, it is so private," he said.
Runnymede is at the end of Mundays Lane and gets limited passing traffic as a result.
It is approximately a 10-minute drive to the Barton Highway.
There will be inspections at the estate on August 11 and 15 before it goes to auction on September 8.
