A brand new nine storey tall, 245-bed "lean luxury" hotel is set to be built over Arnotts in Dublin city centre.
Noel Smyth’s Fitzwilliam Real Estate put in an application for the luxury hotel on Henry Street and they will also be behind the construction. The new hotel will be a so called 'lean' luxury hotel, which means it will be smart with space.
This week, plans for the hotel were given the green light by Dublin City Council. The council's planners decided that the hotel above Arnotts “will contribute to the regeneration and will have a positive impact on the surrounding area”.

The scheme will involve the demolition and decommissioning of the top three open air levels of Arnotts' multi-storey car-park. This will result in the removal of 145 car parking spaces to make way for the new hotel.
Dublin City Council has also said that the development of the new nine storey hotel is “unlikely to impact negatively on the amenities of properties in the vicinity".
The operator of the new hotel will be Munich-based firm Ruby Hotels. The website for the hotel chain says each hotel has "its own unique story and design, rooted in the city it calls home."
Back in January, Dublin City Council refused permission for a planning application to Fitzwilliam Real Estate for a 12 storey 159 unit build-to-rent scheme on the same site. At the time the council said that its decision was made due to a "general presumption" against large scale residential build-to-rent developments.
Last week, planning permission was also granted for a new 176-bed four star hotel in the Clerys Quarter on O'Connell Street.
