Grade II-listed Bristol Old City pub on market for almost £1million

A late-night pub in Bristol's Old City has been put up for sale for almost £1million. Boardroom, situated on St Nicholas Street, will remain as a pub after the sale and will be unaffected until at least 2025.

The pub is housed in a Grade II-listed building situated within the City and Queen Square Conservation Area. According to its heritage entry, records show the building was first used as a public house in 1867 where several mid-Victorian features have been preserved, including a relief of an elephant set in an oval strapwork panel and iron arched railings on the basement level.

Neighbouring Revolution and Slug & Lettuce, Boardroom is an upbeat pub home to a wide variety of board games, pool, table football and screens for sports matches. It's popular for its wide craft beer selection and cocktails as well as being open seven days a week, closing at 2am from Monday to Saturday.

The property, marketed by Savills estate agents, is a freehold public house investment with the entire three-storey building currently let to The Boardroom Bristol Limited on a ten-year lease. The pub currently pays a current rent of £61,143 per year, subject to five-year market rent reviews.

Inside, the ground floor provides an open plan bar with seating for around 45 customers. There is also outside seating available for around 30 people.

The first floor comprises a function room that can hold up to 60 people that can be adapted to suit the needs of the party. It has its own independent entrance, stores and former trade kitchen.

At the top of the building, the second floor provides manager’s accommodation comprising three bedrooms, bathroom, separate WC and office. It's on the market for offers in excess of £975,000.
