Plans have been revealed for a new hotel in the centre of Edinburgh.
The Ruby Hotel is set to be located at 104 to 108 Princes Street, in units left vacant by Next and Zara following their moves to St James Quarter.
The German hotel group's first move into Scotland will have 300 rooms across seven floors, with a rooftop terrace and bar.
The development will include a conversion and partial new construction of three connected buildings. Scottish property manager Hunter REIM is partnering with Ruby on the project.
Julian Mörs, group director for development at Ruby, commented: "The hotel market in Edinburgh has proven to be very robust in the past, shows sustainable growth and offers a lot of potential for our concept, especially in the affordable luxury segment. We are very excited to enter the Scottish market with this great project."
Andrew Moffat, head of property and investment at Hunter REIM, stated: "We believe we can deliver a significant improvement in the streetscape in Princes Street and, importantly, retain some retail space as part of the development."
The opening of the hotel is planned for the fourth quarter of 2025.
The Munich-based Ruby Group was founded in 2013 and now operates 16 hotels, with a further 18 under construction or in the planning phase.
