The five-bedroom house at 5 Vancouver Street, Red Hill could be on track for a suburb record.
That price was set at $8 million in 2020 and repeated in November last year.
Selling agent Andrew Chamberlain, director of Blackshaw Manuka, said it was hard to know exactly what the property would go for.
But the property was special in that it did not compromise on being a cosy family home despite its size and prestige.
"It is a very generous, well-built house," he said.
Floorboards in the dining room, kitchen, living areas and main bedroom helped to contribute to the homey feel.
Large, curved windows sweep a breakfast bar area that is ideal for family breakfasts.
A "kids area", with three bedrooms, placed around a billiards and games area that Mr Chamberlain said was the perfect hang-out space.

"It is a really good, practical space," Mr Chamberlain said.

Interest so far had been from local families, particularly ones with children enrolled at the co-educational Canberra Grammar School.
The property will be sold through an expression of interest process, which finishes at close of business on November 8.
The Canberra record for a five-bedroom, four-bathroom property was set on Empire Circuit, Deakin in 2022, which sold for $9 million.
