Former solicitors office in Old Trafford to be turned into more than 100 apartments

Planning permission has been granted to convert a former solicitors office block in Trafford into more than 100 new apartments.

Alexander House, located on Talbot Road in Old Trafford, will be converted into 110 apartments following the sale of the 10-storey building by Savills. The site, which was formerly used by a firm of solicitors, also has pre-application feedback for a rooftop extension and a new build development in the rear car park for around 30 additional units.

The property marks the sixth office building sold for residential redevelopment in the Trafford Borough by Savills within the last four years - showing a surge in demand for property in the area.

Ed Rooney, director at Savills in Manchester, says: “We are really pleased to have completed the sale of Alexander House, which will not only prove to be a welcome boost to the residential market supply in Old Trafford but deliver homes that will benefit from the excellent existing transport links in the area.

“Old Trafford is changing significantly and becoming a sought after location to live within and work, whilst also retaining the renowned and world class sporting venues. A real mixed use community on the edge of Manchester city centre.”

Responding to the number of office buildings being sold for residential development, Ed adds: “Developers are facing additional challenges this year caused by inflationary pressures and changes in building regulations but, above all, there is still an acute lack of supply which is forcing developers to ‘think big’ to secure anchor sites and consider opportunities further up the risk curve and further down the planning supply chain.

“The opportunities that some office buildings present, in terms of conversion to residential use, is one way that developers are responding to these challenges.”
