Former seafood restaurant with views over the River Ayr on the market for almost £400,000

A former award-winning seafood restaurant with picturesque views of the River Ayr is on the market.

The old Waterfront restaurant, on Ayr’s South Harbour Street, is up for sale or lease.

The popular eaterie, which was crowned top ‘Gastro Pub of the Year’ in the Food Awards Scotland 2017, sadly closed its doors in July after 10 years of serving the town its delicious fish dishes including mussels, whole roasted seabass and beer battered fish and chips.

Owners Ally and John Kerr, of Troon, previously said on their Facebook page that the decision was made “with great sadness”, adding: “The past couple years have been hard on everyone, especially hospitality and we decided, not easily, that we would close.

“This has not been an easy decision and would like to thank our staff, past and present, that have worked hard here over the years.

“We would also like to say thanks to customers and suppliers, who have also supported us.”

Now on the market, the attractive single storey building is fully fitted to a high standard and comprises of; reception, restaurant and lounge bar- which has seating for 100 diners- commercial kitchen, kitchen stores, chilled cellarage and customer toilets.

An incredible outdoor terrace, which enjoys views out over the River Ayr, can seat up to 80 customers.

It also benefits from a substantial private car park to the west of the building.

The restaurant is located in a prominent edge of town centre location within an established licensed trade circuit- including the welcoming reopening of Lychees China fusion restaurant, which has relocated from Miller Road.

Shepherd Chartered Surveyors, who are marketing the premises, are inviting potential buyers and occupiers with sale offers over £395,000, or rental offers over £35,000 per annum, plus £30,000 ingoing premium.
