Former Nottinghamshire 'pub of the year' put on market for more than £1m

An award winning Nottinghamshire pub and hotel has been put up for sale. The freehold for The Forest Lodge Hotel on Church Street, Edwinstowe has been put up for sale at a price of £1,075,000.

The current owners, who have had the property for 17 years, are looking to explore other business interests. The business previously won CAMRA ‘Pub of the Year’, along with a number of other awards.

The pub has been described as a 'characterful property' comprised of bar and restaurant trading areas with original features including exposed beams, oak panelled walls and exposed brickwork. There are also 12 en-suite letting bedrooms within the property, with planning permission for seven more rooms.

Forest Lodge Hotel is located in the centre of Edwinstowe, near to the tourist attractions of Sherwood Forest Visitor Centre, Sherwood Pines and Clumber Park. Close to the hotel 800 new houses are being built on the former Thoresby Colliery site along with the creation of a new country park.

For the year ending June 30, 2019 the business produced a net turnover of £769,347 and an earnings before interest, taxes, depreciation, and amortization (EBITDA) in excess of £150,000. In the 10-month period before April 2022 the business produced net sales of £683,085 and an EBITDA of £160,000.

A patio seating terrace and a covered area with bench seating and outside heaters are also part of the property. There is car parking for 37 vehicles.

On real estate marketer Christie & Co.'s website a description of the property states: "The Forest Lodge Hotel is a well-established and profitable businesses that benefits from occupying a strong catchment area within close proximity of a number of local tourist attractions.

"The UK hospitality sector is going through a sustained period of growth and the staycation market is particularly strong. The opportunity, being situated in a tourism hotspot, is well positioned to benefit from these conditions. The planning permission to add further letting bedrooms represents a clear opportunity to add value to this already successful business."
