Former Belfast city centre Revenue and Customs office earmarked for hotel

An application to transform the former HM Revenue and Customs building into a new 113-bedroom hotel has been submitted to Belfast City Council.

The vacant office building, known as Beaufort House, is located at 31 Wellington Place. Commercial property development company, Lotus Property, have plans to create a new city centre hotel with a coffee hatch and restaurant.

In 2020, Lotus Property acquired the building with the original plans to open The Well which was to be "Belfast’s healthiest office building" and was approved in 2021. In 2022, they launched an application to change the use from offices to an Aparthotel.

The planning documents read: "Constructed between 1994-1996, the site was most recently occupied by HM Revenue & Customs until vacating the premises in 2018. Located within the Belfast City Centre Conservation Area, Beaufort House is set between the Progressive Building Society Building and Student Accommodation at Swanston House, known as ‘The Student Roost’.

"The site is situated in a highly sustainable location of Belfast City Centre on Wellington Place, well served by a range of amenities and public transport within c. 350m including bus and rail links at Great Victoria Street Station. There is a bus stop and dedicated layby to the front of the site, with Wellington Place a primary stop for both the Metro and Glider Services.

"The proposed change of use includes for a total of 113no. beds across 1st to 8th floors, with complementary coffee hatch and bar/restaurant uses at ground floor."
