Flats plan to stop Bestwood 'becoming a no-go area'

Local residents hope a plan for two new apartment blocks will stop their area 'becoming a no-go area'.

A plan has been submitted to turn currently vacant land on north side of Belconnen Road, Bestwood, into 17 apartments for Nottingham City Council’s Assisted Living programme.

Two western and eastern blocks, which would be three storeys and two-storeys respectively, could be built on the land which was previously used for 28 garages.

Local residents were optimistic that the plans, which developers have said will "provide self-contained one-bed roomed apartments for a vulnerable section of the community", would improve the area around them if approved.

Sarah Shaw, 57, said she spent her own time litter picking near her home on Belconnen Road, due the "disgusting" mess in the area.

She said: "I have been here since 2009 and some of the mess on this bit of grass is disgusting.

"I think without any changes this will become a no-go area, but with this it will make the area a lot nicer.

"The houses around here are very dated as well from the '50s I think so it will add something different."

The part-time care worker added: "It will be better than young people living there, I think it would be perfect.

"It's definitely a good idea, you've got bus stops nearby and it is right behind the Co-op."

Secure cycle provision would be created and the western end of the site would be maintained as a grassed landscaped area for the use of residents and their visitors.

John and Dianna Pike, both 65 and from Bestwood, said that the plans were also a good idea for the area.

Mr Pike, who is retired, said: "It is a very good idea I reckon.

"There's no real point of having it left in a mess, it looks untidy and can't be good for the people already living here."

Mrs Pike, who works at Nottingham City Hospital, added: "There's no trouble around here really, I think it will be a good place for those living there."

Developers have said that the proposed facility is being designed for the council’s Assisted Living programme and discussions have been held with the relevant section of the council regarding the nature of the scheme and its proposals.

One flat in each block would be for the use of staff and communal purposes; the other 15 flats would be for residents who meet the requirements of the Assisted Living programme.

It's one of several cleared garage sites across the city being redeveloped into homes.

Katie Blake, 38, a customer service worker from Bestwood, said: "It is not used for anything at the minute.

"It definitely sounds like a good thing for the area, it's just a place where people litter now and it encourages people coming together there for bad reasons.

"There's bus routes and the doctors' just a walk away and the hospital isn't far either."

Hockley Developments Ltd, in a planning document, said: "The proposals will provide much-needed apartments for the City Council’s Assisted Living section to accommodate people waiting for this type of accommodation.

"The application proposals do not adversely affect residential amenity either for the proposed residents or in the local neighbourhood, are in keeping with the local area, and will not create any highway or parking issues."

The application is currently pending consideration by Nottingham City Council.
