First look at new plans for 12-storey block of flats in Bedminster

Developers have unveiled more details about their plans to build 224 flats on the site of a builders’ merchants in Bedminster - and say one option would see a 12-storey block of flats built there.

The PG Group, who most recently were the developers behind the Carriageworks development in Stokes Croft, want to build the flats on the now-closed Selco builders’ yard next to the Lidl store at the junction of Malago Road and Sheene Road, next to the railway bridge in Bedminster.

The developers presented their plans to local residents today, Tuesday, at Bedminster Methodist Church, and revealed they have two options for the development - which would be a ‘build-to-rent’ scheme where people living there would rent their apartments from the buildings’ owner.

PG Group said a minimum of 20 per cent of the 224 flats would be classed as ‘affordable’ and available through a housing association. That could be for social or affordable rent to people on the council’s housing waiting list, or through a shared ownership scheme.

That’s the minimum requirement under Bristol City Council’s controversial policy - which saw the requirement lowered from 30 per cent to 20 per cent in 2018 - but PG Group’s representatives did say the percentage of affordable flats could be increased, depending on the deal done with the housing association.

Residents attending the drop-in session on Tuesday were shown that the developer has two options for the site. The first has one taller building of 12 storeys closest to the main road and the railway bridge, with other buildings of between five and eight storeys. The second option has that taller building’s height reduced to nine storeys, while the other buildings have extra floors added.

The 224 flats will have no car parking - apart from access to car club shared cars parked within the development.

The apartments will be one, two and three-bed, and a planning application is expected to be submitted later this year. For now, the developers are accepting comments through a specific website, where the plans can be viewed in more detail.

The 224 flats will not be for students - already there is a potential for more than 1,260 student flats being built along Malago Road, with the latest plans for a site further up the railway line.
