Experts lists 'essential' questions people should ask when viewing a property

The UK property market is soaring to new highs and Edinburgh is no different as it also sees this sharp rise.

Prices in certain Edinburgh areas are on the up as many Scots now wanting to live in the capital to experience the hustle and bustle of the busy, city life. Housing experts warn that this is making it harder for potential buyers to save up for their dream home.

Among those experts are Rightmove chiefs who also say Edinburgh properties have been increasing in price over the last year. Their statistics show homes in the area were six per cent up on the previous year and 26 per cent down on the 2007 peak of £438,534.

Thankfully many housing market maestros have taken to social media sites such as TikTok in a bid to help those in need with helpful video clips. One has taken gone the extra mile by looking beyond property pictures posted on Rightmove.

To ensure potential buyers get the most out of the time allocated to a viewing, estate agent comparison service, GetAgent, put together a list of ten essential questions you should be asking your estate agent during a viewing.

Here's what you need to remember;

  1. Why have you decided to sell your house?

  2. Are there any issues with neighbours?

  3. Are there any issues with the heating?

  4. How long has the property been up for sale?

  5. Have there been any structural issues?

  6. Is there or has there ever been damp?

  7. What is parking like around the property?

  8. Has anyone made any offers on this property yet?

  9. Which way does the garden face?

  10. Have there been any planning permission proposals granted or denied?

These 10 questions are pretty crucial and asking them can reveal some key information about any downsides to the property. This can be from issues with neighbours to structural issues as well as identifying features of real potential, such as a south-facing garden or the opportunity to extend or build on the land.

Colby Short, CEO and co-founder of GetAgent said: “If you’re in the market for a new home, you’re going to have to go on a lot of house viewings. Viewings provide an excellent insight into prospective properties, but to make the most of them, you need to know what to look for.

"While using a generic checklist to start out with can be helpful, consider what’s right for your unique circumstances. There’s no formula for deciding on the perfect property. What features do you value most?

"Every homebuyer must decide for themselves how they should weigh optional features that are appealing, against those that are necessary, in order to call a house a home."
