Empty hillside house on stilts with incredible views and a bargain price

Property auctions can be a great place to find some of the most unique homes hiding amongst our towns and villages, or nestled into the countryside or hugging the coast. And this house called Allt Y Coed can surely claim to be one of them.

The detached house is located in an elevated position that creates a mesmerising, panoramic view across the rural landscape from its integrated balcony and front-facing windows, arguably one of the best vistas in Ceredigion.

The breath-taking view is not the only distinctive aspect of this property though - the bespoke design that includes stilts is a view to maybe stop you in your tracks too.

The house can be found off a small country lane that wanders through a wide river valley about five miles north of Aberystwyth, with a driveway that reveals, as it climbs the hillside towards the house and the two parking spaces, that part of the property is built on stilts. Further up the lane is the village of Llandre off the road that connects Rhydypennau to Borth, so country and coast are within easy reach from this auction property offering ample choice to make valuable life memories, once the onsite renovation project has been completed.

Llandre village is a pretty place of period properties that appears to have been a popular place to call home for many centuries, with the earthworks of a Norman built motte and baily castle called Castell Gwallter half a mile to the west, and an iron age hill fort to the east, according to the book Guide to West Wales by Ralph Maud.

A railway track runs through the edge of the village, adjacent to the main road through the area, which was opened in 1864 but closed in 1965.

St Michael's Church can boast a holy well and an ancient yew tree to the northeast of the church which has been estimated as being over 2,000 years old.

There are no such historic features to find at this house going under the hammer, but plenty of potential according to the auction house selling it.

Gemma Vaughan, of Paul Fosh Auctions, says: "The individually designed house does require some renovation work to bring it up to date but when that is completed it'll make a gorgeous family home. It has a stunning rural location with some of the best views you're likely to find anywhere in the area.

"The university town of Aberystwyth, with all its facilities and eclectic range of intriguing independent shops and the historic seafront with the oldest pier in Wales, is just 15 minutes away.

"There's already been quite some interest in the property which as well as appealing to owner occupiers could also be a draw from those looking to renovate and resell or it would also make an ideal holiday let once improved."

The layout of the detached house offers a bedroom, utility room and shower room on the ground floor. On the first floor the lounge measures over four metres square and access to the balcony. On this upper level are the two remaining bedrooms, a kitchen, a bathroom and access to the attic.

The house has only had two previous owners who have stepped out onto the balcony to enjoy that view according to property portal Rightmove, based on data from the Land Registry, with the house valued at £26,500 in 1996 and then £180,000 in 2009.

Detached homes in the village and surrounding area according to Rightmove sold for an average of £315,000 during 2022, so if the winning bidder can bag themselves this building at somewhere near the guide price of £190,000, they may have got themselves a bargain.

The house is in need of some attention and updating so a renovation budget is required too of course, but the view is priceless and free so a refurbishment needs to ensure that the abode makes the most of it, although any changes will need permission first.

But that absorbing view is likely to spur on the renovation project and ensure it travels at a good pace, with the thought of the day of finishing with relaxing on the balcony a vision for the future that will get the job done.

Or maybe a new owner will apply to the local authority for planning permission to squash the current house and build a new dream home where the design will surely make the most of the magnificent view.
