Edinburgh warehouse could be demolished to make way for student flats

Plans have been launched to demolish an existing Edinburgh factory building and replace it with student accommodation.

If granted, the block would occupy a plot on Dunedin Street, just off Beaverhall Road, which has recently been the subject of similar proposals for over 200 residential flats.

The site, at Canonmills, has attracted a lot of attention in recent years and Danehurst Developments Ltd are now looking to get in on the act and gentrify the nearby area.

A website has been created by the developer to share updates on the proposals and share next steps, which involve a public consultation. The plans include erecting a four-to-six storey building and the demolition of the current warehouse.

The design statement reads: "The proposals comprise demolition of existing warehouse and erection of four to six storey student accommodation. The development will also provide external and internal amenity spaces, access, cycle parking and landscaping.

"The initial proposals have been developed in accordance with City of Edinburgh Council policy and guidance, taking account of the characteristics of the site and surrounding context."

On the subject of the location, the applicant adds: "The site is currently occupied by a distribution centre comprising of a warehouse and an adjacent yard. The site is not located within a conservation area however the Inverleith Conservation Area is located further to the west, with the New Town Conservation Area to the south.

"The wider surrounding area has a mix of light industrial, office, student accommodation and residential buildings with a range of amenities close by, including shops, cafes and restaurants. There are listed buildings located towards further south side of the site."

Several visualisations have been provided by architects that show how the site would potentially look, including the nearby restored playpark and green space.

The next stage of the process comes in March, when a more detailed planning application will be submitted. The applicant hopes to be given the green light by the council by summer 2023.
