Edinburgh property: Inside the magnificent townhouse on the market for £1m

A rare Victorian property that has only been listed twice in the last 100 years has hit the market for just over £1,000,000.

The five-bedroom home, which is situated on East Claremont Street in Edinburgh’s New Town, was designed by famous architect John Chesser in 1860. The house is spread over three levels, a ground, first and second floor.

Although the property has been respectfully modernised through the years, it still boasts a number of classical features from its marble fireplaces to an original cast iron range next to the kitchen. And for those looking to pinch the pennies there are also Victorian style pulleys that are a cost efficient way of drying clothes.

Alongside its multiple bedrooms, the property has a modern kitchen, a dining room, a sitting room and a drawing room. The new owner will also be able to take advantage of the sunroom, utility room, vestibule and study.

There is one bathroom and a shower room in the category B-listed building but the principal bedroom has access to a dressing room that is perfect for any budding fashionistas.

The home, which is located on an iconic cobbled street, has a small front garden that is easy to maintain as well as a walled back garden that is filled with mature trees and shrubs that attract a variety of birds and is loved by bees.

A gate from the south facing back garden also leads to a private lane behind the home. Residents and visitors have parking available in the street.

The spacious house, which is being advertised for offers over £1,100,000 by Rettie & Co. Edinburgh, is described as “exceptionally spacious. Rettie added that: “This house does not come on the market often – this is only its second appearance in nearly 100 years.

“In that time it has been cared for by just two families – first a family of artists and, since 1976, a family of writers. It is in the New Town conservation area, has been well maintained and sensitively modernised, but the features which made it elegant and attractive in 1860, when it was designed by noted Edinburgh architect John Chesser, are intact.

“The cornices in the large dining room and first floor drawing room are in perfect condition, as are the marble fireplaces. The family room, next to the kitchen, still has the original cast iron range – no longer used for cooking, but can provide a warm glow in cold winters.

“The room also has the Victorian pulleys – much more efficient for drying washing than a tumble dryer and a lot cheaper! The modern utility room retains the original twin Belfast sinks and the stone flags which once floored the scullery, now pave the large patio.

“Large windows front and back (refurbished by Ventrolla) and a cupola reglazed with self-cleaning glass, flood the house with light.

“The immediate area caters for most needs. The nearby corner shop is open all hours for essentials and more, and can deliver newspapers. Milk is delivered, although no longer on the horse drawn cart which brought it when the present owners moved in.

“Broughton Street has several independent restaurants, cafes, bars, an excellent fish shop, a wholefoods store and a butcher which also sells fresh fruit and veg. Down the hill is an artisan baker and two supermarkets.”
