Edinburgh property: Inside the cheapest 1 bedroom homes in different neighbourhoods

If you're looking to buy a one-bedroom flat, you would assume that prices would be considerably lower than that of a family home.

While that is somewhat true, property prices in general are incredibly high right now — particularly in Edinburgh.

However, if you're willing to do some digging around different areas — especially those slightly out of the city centre — there are still good deals to be found.

To find out where in Edinburgh you can buy the cheapest one-bedroom flat, we took a look at each neighbourhood on Rightmove.

Here is a rundown of the most affordable one-bedroom homes currently on the market in each part of Edinburgh.

New Town

31/4 Jamaica Mews, £165,000

Considering its pricey reputation, you may be surprised to hear that this flat in the Stockbridge area isn't one of the most expensive properties here. While it's not much to look at from the outside, the bright and spacious open-plan interior has bags of potential.

While this Leith flat is in a tremendous location, just off Easter Road and within walking distance to the city centre, it does need a bit of attention. However, with a little work it could be transformed into something special — with a significantly higher value to match.

While Corstorphine was found to be the cheapest area in Edinburgh to buy a three-bedroom home, it's actually pretty pricey if you're after something smaller. It does have a lot to offer though, with a spacious double bedroom, balcony, and an allocated space in the resident's car park.

The cheapest flat on this list alongside the one in Leith is this gorgeous Gorgie property. With one of the best-looking interiors on this list, £135,000 is a great price for this modern apartment.

A little bit more expensive, but in the highly sought after area of Portobello, is this bright and airy apartment. While the rooms may not be as spacious as some of the others on this list, that's the price you pay for living so close to the beach.

Morningside is a highly sought after part of Edinburgh, which may explain this property's higher price tag. It is certainly a tempting prospect, however, with wood-effect laminate flooring, modern shower room, and a well maintained communal garden.

Considering its location in South Queensferry, you may expect this to be the cheapest property on this list, but it's actually among the most expensive. It does have a lot to offer that the other flats don't though, such as a private garden patio and a newly fitted bathroom suite

While Newington is a great place to live, with access to countless shops, restaurants, and bars, that £200,000 price point will be a tough pill to swallow for some. The living area is gorgeous, though, with wooden floors and plenty of space for a full living room set.

We previously covered this flat in our roundup of £400,000 homes in each part of Edinburgh. Turns out, it's also the cheapest property in the West End — though at £395,000 that isn't saying much. Other than the desirable location, you're also paying for a truly luxurious home, but that doesn't make the price any easier to swallow.

Just off the Grassmarket, you couldn't really ask for a better location for a flat if you're after a home within the hustle and bustle of the city centre. The living room also comes with an additional foldaway double bed — which is more than you can say for the other properties on this list.
