Edinburgh plans for new student apartment block in busy residential area

A busy Edinburgh residential area could be set for new student accommodation apartments.

The City of Edinburgh Council validated the proposal from the developers to create the new apartment block at Inglis Green Gait

The new project would be a timber cladded building, with 17 student flats, and would be an ideal location for students at the nearby Napier University.

The flats would not be communal, and each self-contained unit would have its own toilet and kitchen area.

Situated close to residential flats, the apartment block would overlook a nearby canal and a railway line.

The developers conducted a noise assessment over fears about disturbance at night time but their fears were allayed.

They were satisfied that they had met all the criteria needed for such an application.

The chartered architects Studio Dub prepared the design statement on the planning application.

A spokesperson said: “The proposed subjects have a right of access across the strip of land between no’s 1 & 1a Inglis Green Gait which maximises the garden ground amenity of the plot proposals.

“The units have been reviewed in the office against Policy guidance 2.10 Daylight, Sunlight Privacy and Outlook., we are confident that the criteria are met and or exceeded.

“Each unit is is provided with its own kitchen and bathroom facilities and range in size from the smallest 18m2 to the largest c.22m2.

“Heating and hot water would be delivered via ASHP’s situated at the rear of the proposal.

“Covered, secure cycle parking is provided for each unit proposed.”

Edinburgh Council will now make a decision on the application in the coming weeks and months.
