It's no secret that property prices are known to increase dramatically over the festival period in Edinburgh, with many flats operating as expensive holiday lets.
However, with the Fringe and International Festival set to return properly this year following the pandemic, there may well be higher demand than ever for accommodation.
Featuring an advert on Gumtree this week, one property in Wester Hailes was said to be asking £1,200 per month from tourists heading to the capital.

A one bedroom flat on the outskirts of the city, the average rental price in the area for Wester Hailes is usually around £700 per month.
But with city centre demand rising, the "stunning" top floor property is asking almost double that amount.
Posting on Gumtree, the owner stated that the flat can sleep four people, with one double bed and one sofa bed in the lounge.
Coming with two toilets and a balcony, the flat also includes a lazy spa hot tub which looks over the area.
Advertising the property, a description continues: "Property has a stunning balcony area, with seating, BBQ and hot tub, with stunning views over the Pentland Hills, and to the rear stunning views of the forth road bridge and the Queensferry crossing.

"There is a large spacious kitchen equipped with all mod cons including oven, microwave, washing machine, dishwasher, espresso machine, double fridge with ice machine.
