A one bed flat that would make a good project has been put up for auction.
The ground-floor apartment on Caledonian Road in Haymarket is need of some work and the sellers emphasise that it would make an 'excellent development opportunity'.
It is currently being auctioned off at a guide price of £79,000. Once the mould and much-needed refurbishment is completed, it is expected to rake in a rental income of £840.

Images on Rightmove show the amount of work that the property needs. Amongst mould ridden walls where wallpaper is peeling, bags and boxes can be seen piled up.
The fixer-upper would need treated for mould and the bathroom and cupboard is covered in black mould and wallpaper has peeled away throughout. The ceiling has also come away in one spot.
The advert from Auction House Scotland reads: "This one bedroom ground floor flat offers an excellent development opportunity, with significant added value once repaired and modernised. Located in Edinburgh’s popular Dalry area, walking distance of Haymarket station, this flat should appeal to developers and investors.
"A security controlled entrance hall leads to each of the flats in the sandstone building. A hallway opens to each of the rooms. The lounge/kitchen is an open plan room overlooking the small garden area to the front of the building which is shared with the neighbouring flat on the ground floor. There is a toilet, and a separate shower room.
"The bedroom has a window overlooking the rear, and there is a storage cupboard. The flat features double glazing. On completion of works, comparable evidence of similar flats suggest a likely rental income of over £840pcm."
