East Yorkshire business park owner sets sights on expansion with plan to double footprint

Plans have been revealed to double the size of an East Yorkshire business park in the coming years as a once-dedicated operation blossoms to welcome other sectors.

Dianthus Business Park at Newport - set back from the junction where the A63 meets the M62 between Hull and Goole - emerged in 2010 as JZ Flowers consolidated three production sites into one purpose-built location. Made up of large, modern warehousing, packaging, manufacturing and distribution facilities, it has been expanded on a number of occasions since, both for JZ’s growth and third parties.

Recent months have seen deals agreed to welcome high growth van body specialist Paneltex - following a major win with Volta Trucks - stone fabricator Stonegate and William Jackson Food Group to the location. Now with 136,000 sq ft currently on the market after process efficiencies were introduced by the orginal occupier, there is no slowing down for Newport Buildings, the property company set up to operate the site.

Jelle Zwemstra, JZ’s founder and managing director at Newport Buildings, said he is delighted with the quality of tenants who have been attracted to this site. We aim high, not only in the specifications and quality of our buildings, but also in the quality of our colleagues on site,” he said. “We work closely together with our tenants and assist them wherever possible. We don’t want to be a faceless landlord. We want to create a successful industrial estate where each occupier can develop their business and we, as the landlord, will facilitate this as much as possible.

“We believe that the location of our site at the start of the M62 is perfect for businesses who are already located in Hull and could benefit from better motorway access whilst remaining close enough to their workforce in and around Hull. We will build both speculatively but ideally in conjunction with a customer’s specific requirements. Our plan is to at least double the site in the next five years, and if the demand remains there, we will keep expanding Dianthus Business Park beyond that.”

The latest available letting of industrial space is being handled by commercial property specialists Garness Jones, who have supported the continued growth of the development since 2020.

It is being marketed six months ahead of its availability, in May 2023, with new working methods at JZ requiring less space.

David Garness, managing director of the Hull-based firm, is delighted to see the site ‘thriving’ due to continued investment. He believes exciting times lay ahead given recent deals and negotiations with new and prospective tenants, and with plans for further future expansion.

Stonegate Precision Tooling Ltd, a market leader in providing innovative high performing tooling to stone fabricators, recently let a 42,000 sq ft facility to become the latest tenants on site, in a deal they say will “bring the whole operation team together under one roof, including adding a technical testing and training centre”.

“Dianthus Business Park is one of the standout industrial developments not only in our locality, but across Yorkshire, and it has proved an ideal location to house some of our region’s most successful businesses,” said Mr Garness.

“Sites like this are of paramount importance to our region, providing sizeable, high-quality warehousing and distribution options for companies in our region, rather than them having to look for bases further down the M62 and out of our locality as they expand.

“Thanks to the consistent investment of the owners, it continues to thrive. Just last year the site attracted William Jackson Food Group, one of Hull’s longest established businesses, to use the base as a distribution facility.

“We look forward to supporting the owner in the continuing development of this impressive business site, which has the ability to not only offer space for growing businesses already established and operating in our region, but also to attract inward investment, and new business names to our region, given the many advantages the site boasts for ambitious companies.”
