Dunblane kebab shop plans spark objections from concerned neighbours

Neighbours living near a property in Dunblane earmarked for a new kebab shop have objected over concerns it could lead to smell and parking problems.

Turkish Doner Kebab has submitted an application to Stirling Council planners for a change of use of the store to a hot food takeaway and the installation of an air grille cover gravity flap shutter on the side of the building at 5-7 Springfield Terrace.

However, three neighbours have so far objected to the proposal.

One said: “This will cause a major impact on the existing residents, including; increased traffic and parking issues. There isn’t any suitable parking for the business of this type. The parking for the main building is for permit holders only and its residents and the property next door, Boe Court, has a private car park which is abused enough by non dwelling residents.

“The main building of Springfield Terrace is not designed or in a suitable location for the increased traffic it will cause.

“The shop will only cause further problems for many local people coming in and out of the area as the building is situated on the main road for local traffic accesses in and out of this side of Dunblane.

“Having a takeaway food shop here will definitely cause traffic disruptions and increase pollution. The building and surrounding area was not designed for this. There isn’t anywhere for larger bin storage to be placed except on the main road.

“The local environment will also be affected by the smell and oil that will emit from the form of business type.

“The type of shop will also cause further noise pollution to the surrounding residents. This type of business runs long and late hours seven days a week and will affect local people’s health and wellbeing.”

Another said: “This is going to increase parking on a busy road where I have already had three cars written off. The back of the premises is a communal back garden where we hang our washing. I’m worried about the smell and the rubbish causing rats.

Another objector added: “The grill mentioned will be only a few yards from the windows of some flats in Boe Court and will probably release a strong smell of cooking.

“The housing across from the proposed takeaway is sheltered housing. Most of the flats in Boe Court are occupied by elderly residents. Noise, especially later in the evening, will have an impact on their health.”

In an operational statement submitted with the application, agents for the applicant said the shop would operate from 11am-10pm Monday to Thursday, 11am to 11pm Friday and Saturday and from 11am to 6pm on Sunday. They added: “The carbon filters use panels of activated carbon to remove the malodourous gases within the commercial kitchen extract duct through the process of chemical adsorption. By installing our ESP units before our carbon filters, the carbon life span is greatly increased, allowing it to nullify malodours at optimum efficiency for much longer.

“We will use Purified Air equipment whom are specialist in the filtration and control of commercial kitchen exhaust systems.”

They outlined details of odour control devices and other equipment, adding: “A range hood is a type of exhaust fan that is installed over the grill and doner cooking spits.

“It helps to capture cooking odours and smoke as they rise and vent them outside through the odour control system.”
