Dumbarton sheltered housing subjected to 'invasive' mould and damp survey

Three sheltered housing properties belonging to West Dunbartonshire Council will be subject to a damp and mould survey following concerns raised by residents.

A masterplan on the future of Willox Park in Dumbarton is also being developed and will identify future investment needed for the 36 terraced bungalows which were built in the 1960s.

Over the last 20 years the existing homes have received replacement roofs and external wall insulation alongside investment in kitchens, bathrooms and windows but tenants are still complaining of dampness and draughts.

Inspections carried out by the council agreed that specialist advice was needed and several “in-depth” specialist surveys at an empty property were carried out which meant tenants were not disturbed.

A recent report brought before members of the housing and communities committee highlighted three tenants had now volunteered to take part in invasive specialist damp surveys in May with the outcome released early June.

During the meeting councillor David McBride said: “Just to ask in regards to the damp surveys, it has taken a wee while to get a group of people to go in and do this.

“It is going to be May or June before we can get useful information. Is there a wrong time to be doing that survey?”

Peter Barry, chief officer, housing and employability, said: “We are being guided by the people doing construction work with us. Some aspects of dampness will take months or even years to evolve so I think that is going to be the focus of the invasive survey.”

Before these surveys took place, the council had hoped to have carried out a non-invasive damp survey to all the remaining properties within Willox Park, to provide a degree of assurance for all tenants.

The work which has been delayed is now will now be complete at the same time as the more invasive surveys this month.

The report also highlighted that the development of new homes on the site of a former care home is continuing with a planning application expected to be submitted to the council and the houses completed by winter 2024/25.

A masterplan for the future of Willox Park, which will help identify future housing investment in the complex, is being developed and a report will be brought back before the housing and communities committee this November.
