'Deceptively spacious' empty pub in Long Eaton set to be sold off at auction

Another forgotten pub has had a 'for sale' sign placed outside - but this one has the potential for a new life as apartments.

The former pub in Long Eaton has gone up for sale with auctioneers Bond Wolfe.

It has already had various uses including being used as a Conservative Club until the early 2000s.

Being sold with planning permission to be turned into nine flats, the building has a guide price of in excess of £250,000.

Brennan’s Bar, located at 2 Regent Street, has planning permission for a change of use into homes.

The property sale will be livestreamed - and the auction takes place on Wednesday, February 9.

Currently a three-storey public house, complete with residential accommodation area, Ian Tudor, joint managing director of the auctions division at Bond Wolfe, said that planning had been granted by Erewash Borough Council "for a change of use to become nine residential apartments with associated external alterations".

He said: "A copy of the planning permission and associated drawings will be available for inspection within the legal pack to interested parties.

“This building is a deceptively spacious, three-storey and end-terraced public house with associated living accommodation.

“There is currently a bar, two lounges, a function room, kitchen, stores and toilets on the ground floor, with a landing, bar, office or meeting room, more toilets and stores upstairs and a lounge, kitchen, two bedrooms, bathroom and more stores on the second floor."

While planning has been granted, Mr Tudor added: “There are a range of potential opportunities for this building as either a commercial enterprise or as a conversion to residential apartments.

“It is in a popular spot very close to a mix of local and national retailers, bars, restaurants and residential buildings.”

The former pub is among 159 lots appearing in Bond Wolfe’s next auction which starts at 9am on February 9.

The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet only.
