Controversial Edinburgh Royal Mile courtyard cafe set to go ahead after dividing opinion

A new Edinburgh cafe is set to be given the green light this week after proposals divided opinion.

An application had been submitted last year to turn the former shop unit on James Court into a new open plan coffee shop, with an outdoor terrace.

Tucked away just off Lawnmarket, the single-storey property had previously been a Scotland goods shop, however the new owners had hoped to give it a new lease of life.

First put forward in October 2021, the proposals showed the current building would be renovated and extended slightly, with a mezzanine level to be created.

A new outdoor seating area was also detailed, for customers to sit out and enjoy the Old Town courtyard, as well as the roof being slightly risen.

However, the idea of a cafe had divided opinion amongst local residents, with some welcoming the change, with others issuing concerns over noise and space.

After plans were submitted to the council, comments were relatively split, with 39 objections, one of which stated:

"This section of the Old Town does not need to be developed for the needs of tourism, which already well catered for. The setting of this courtyard should be retained as part of the charm of discovering quiet places, away from the bustle of the Royal Mile. I

"'m aware many homes and places of study, surround this courtyard. Noise, litter, waste collection noise, the loss of residential rights to have a non commercial space close to them. Should be reason enough to reject this application."

However, 25 comments in support argued the coffee shop would be a pleasant addition to the area, with one resident writing:

"It will increase activity in this area thus supporting local businesses and tourism. It will improve the appearance and general quality of design within James' Court by the creation of additional, high quality retail space and coffee bar.

"The proposed improvements are appropriate and do not affect the character of the listed building."

Due to the split opinion, the proposals were sent for review to the council's Development Management Sub Committee, who deemed that the new cafe would be more than suitable.

Although a final decision will be made at the planning meeting on Wednesday (March 30), the proposals are expected to be granted.

The review read: "The proposals would preserve the character and appearance of the Old TownConservation Area and the character and setting of nearby listed buildings

"The increase in retail floorspace is supported in this part of the city. The size and nature of the external seating area would not have a materially detrimental effect on the living conditions of residents."

"It is recommended that planning permission is granted."
