Concerns have been raised over a scheme for an eight-storey building that would 'tower' above a Nottinghamshire town.
Plans have been submitted for a student accommodation building, which could be up to eight storeys tall, to be built in place of the car park on Station Road, Beeston.
There would be 419 bedrooms in the new block, which would become the tallest in the town, and would run alongside Middle Street and Station Road.
Shoppers and locals said that the plans did not fit in with the area and questioned whether more student accommodation was needed in the area.
Mick Saunders, 78, a retiree from Beeston, said that the new block would not 'fit in' with its surroundings.
"I thought that the other plans for this were more sensible, I am not sure a huge block of student flats is what people round here would want," Mr Saunders said.
"I'm not against students at all but I think a residential building would have fit in better.
"The cinema was a lovely, fabulous addition so residential accommodation seems more in keeping with that."
The ground floor of the tower would have a commercial use and developers would create access to the site as well as car parking.
Retirees Bob Short, 67, and Carol Short, 66, from Chilwell, thought that the plans would take away from the town centre.
Mr Short said: "It would be the biggest building in Beeston and we have enough students around here already.
"Beeston does not profit from it as they all go out of the town to the city, its definitely a really bad idea.
Mrs Short added: "It would tower over everything, it will take over the buildings around it.
"Students might shop at Tesco but this won't support local businesses or shops."
Previously, the green light was given for the 'tallest building in Beeston' to be constructed at the site, which was also eight-storeys tall.
The plans consisted of 132 residential apartments, 50 car parking spaces, two roof gardens and a ground-floor commercial unit which could be used for anything from a concert venue to offices to bars.
James Wilson, 71, who lives in Carlton but comes to Beeston to shop, added: "It's all that's going up here and in Nottingham too, really.
"People want houses but they are all too expensive with developers building these blocks.
"It's going to be huge but I suppose at least here its not looking over anyone and the houses aren't right next to it.
"It definitely needs something doing with it because it looks untidy, but I don't know whether this is the answer."
The current proposals have been put forward by Cassidy Group, which is currently working on a number of large student projects in Nottingham.
The building would sit next to the Arc Cinema, which opened last year and is the centrepiece of the £50m landmark Beeston Square development.
A spokesperson for Broxtowe Borough Council said: “The application is for purpose built student accommodation building including commercial use to the ground floor, with associated access, car parking, landscaping and infrastructure on land bound by Middle Street and Station Road, Beeston.
"The building is proposed to have a maximum of eight and a minimum of two storeys. The building is proposed to accommodate approximately 420 bedrooms.”
The plans are currently pending consideration by Broxtowe Borough Council's planning department.
