Concern over Nottinghamshire 400-home plans described as 'horrendous' as planning decision looms

Residents have spoken out about their objections to proposals which could see 400 homes built near to them in Warsop.

A decision over the proposals is to be made next week, with people living close to the site have labelling the proposals "'horrendous", with some voicing their concerns over parking and a lack of infrastructure.

Some local Warsop councillors have also had their say, claiming that there are potential road safety and flooding risks.

Plans for the dwellings were first put forward in 2017 and the development has been recommended for approval ahead of a meeting of Mansfield District Council's planning committee on Monday, February 14.

Yet, 33 letters of objection have been submitted.

Now, residents have spoken out about their reservations, with one resident labelling the scale of the development as "frightening".

Jack Graves, 84, who lives next to the site in Sookholme Lane, said: "This place is all old people's bungalows.

"The entrance to the proposed site is right in front of our bungalows - we've got nowhere to park.

"The houses shouldn't be built here in any case because the infrastructure in Warsop is not going to be able to take it.

"There's no shops, we only have two food shops which are both the Co-op, there's no other facilities.

"There are more hairdressers and charity shops than anything else.

"The doctors won't be able to cope with 400 new houses - we can't get an appointment now.

"The schools are full to capacity now. It's just not fit for purpose.

"I don't know what we're going to do because we can't go very far, we rely on our car.

"We're 83 and 84-year-old and everybody in these bungalows are well over 70 and there's not going to be anywhere to park or anything.

"The roads here are quite narrow too - two cars have a job to pass.

"It's frightening."

Roy Butler, 75, who lives in The Hawthorns estate, said: "The roads are so small so can you just imagine what it's going to be like if we get 400 new houses I don't think it's ridiculous to say that we could get 600 new cars.

"Getting out of that lane end onto the A60 is bad enough now, but if you've got families with kids going to school and people going to work it's going to be horrendous in that area.

"The doctors; you can't get an appointment for love nor money.

"Then you've got the dentist; they're overflowing.

"The schools don't have the capacity for any new pupils.

"Right next to the development on the Stonebridge site we've got a site of scientific interest.

"Imagine what the dust is going to do to that - it's going to absolutely ruin it."

The Site has been designed in detail to include a mix of housing types, from 1-bed flats, to 5-bed detached properties, creating a varied character to the site.

Debra Barlow, Independent councillor for Market Warsop, says she has been fighting against the proposal for years.

She said: "I've been opposing as a citizen since it was first put forward - I think that was in 2017.

"There's quite a few things wrong with it.

"It was quite slow to get off the ground and it was rejected when it first went to committee.

"They've had lots of issues with drainage - the fields that they're hoping to build on don't drain.

"The public are all saying it's a hazard because this is quite close to the river and this is where kids congregate in the summer to swim.

"It's not that I don't want houses to be developed but the site is completely wrong to built inside an estate that is already there.

Andrew Burgin, Labour councillor for Warsop Carrs, added: "There are so many things that we have already objected to along the way including potential flooding and drainage issues.

"It's not the right development for Warsop.

"Our doctors surgeries are pretty much full; it's hard to get an appointment there.

"Highways, infrastructure and the wrong location really.

"The roads aren't great in that area, it's a bad junction to get out of now. I know they've put some suggestions in there but I don't think a mini-roundabout is really going to solve the issue."

A spokesperson for Barratt Homes North Midlands, the developers for the site, said: “We’ve recently submitted a detailed proposal for a development of 400 properties on Stonebridge Lane in Market Warsop following outline planning permission in 2018.

“If approved, this would provide a mix of housing and help to meet the demand for high quality new homes in the locality.

"It represents a major investment in the Warsop area and reflects the growth aspirations of Mansfield District Council through its current Local Plan.”

Mansfield District Council said Nottinghamshire County Council has not raised any objections on highway or parking grounds.

A spokesperson for the council said: "We are unable to comment on planning applications prior to them being determined.

"We can confirm this site already has outline planning permission for 400 dwellings and that this application is a reserved matters application for the approval of layout, appearance, scale and landscaping.

"Nottinghamshire County Council, as Highways Authority, has not raised any objections on highway/parking grounds."
