'Cheapest' Nottingham house up for sale right now has price tag of £60,000

Prices for property in Nottingham and the county vary widely. Take a look at Rightmove or Zoopla and you'll spot price tags ranging from £25k for an 'up for auction' end terrace that has been split into flats or a £35k 'over-55s only' pad at offers over £35k. At the other end of the scale there's a £.3.4million house in Edwalton or even a portfolio of city homes for £6.5m. But what if you were looking for a 'doer upper'?

We set out to spot one of the cheapest houses, not flats, to buy in Nottingham. We ruled out shared ownership and houses with sitting tenants, and came up with a potential in a three-bed in Oxton Avenue, Nottingham.

Number 23 is up for auction, so of course may well eventually sell for a higher figure than the £60k guide price. When asked about the guide price and how much the property could sell at, the estate agent and auctioneer told Nottinghamshire Live: "It will just depend on the auction day and who is bidding". They warned "there has been good interest in the property".

Located off Edwards Lane in Sherwood, the three-bed semi stands on a large corner plot. Ground floor rooms include a living room, kitchen, bathroom and separate WC. Outside there are gardens to the front, side and rear as well as off-street parking.

Lot 50 in McHugh & Co's March auction is in need of a little TLC, as the estate agent confirmed. They said: "It does require modernisation. It may appeal to either a owner occupier or investor."

According to a Zoopla spokesperson: "The average property asking price in Nottingham comes in at £282,500. However, this is an overall average. The last property listed as selling in Oxton Avenue sold for £190,000 in October 2022."

Of course, the property currently for sale does need some updating, so the guide price will take this into account. And on the matter of guide prices, McHugh & Co states on its website: "Guides are provided as an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Each property will be offered subject to a Reserve (a figure below which the auctioneer cannot sell the property during the auction) which we expect will be set within the guide range or no more than 10% above a single figure guide."

It adds: "Guide prices will be continually updated on our website up until the day of the auction."
