Buyers pay record amount for North Lambton house without setting foot inside

A HOUSE in North Lambton has cracked the $2 million mark and set a benchmark for the sale of a residential property in the suburb in the process.

The renovated four-bedroom home at 68 Dent Street smashed the suburb record after it sold for $2.1 million with First National Newcastle City selling agents George Rafty and Joe Olsen.

The result topped the previous record in North Lambton by more than $500,000 set in April 2021 following the $1.546 million sale of a 1970s-era four-bedroom house in original condition on a 1366 square metre block at 10 Erina Place.

"It was a house that deserved that result," Mr Rafty said.

"It was pretty special inside and out, it has it all - a view and it was meticulous in terms of the extension and the scope of works.

"The owner was a well-known tiler in Newcastle and the attention the detail was second to none.

"It was just the perfect family home."

The property hit the market late last year with another agency with a guide north of $2 million but it failed to sell at auction.

Mr Rafty, who took over the listing in February, said the buyer is a former Newcastle resident returning to the area after a stint living in Melbourne.

"He looking to come back to Newcastle with his family," he said.

"I did a FaceTime video tour of the house with them on the Thursday and they exchanged on the Friday."

The sellers purchased the house in 2017 for $615,000, according to CoreLogic.

The original 1950s-era weatherboard home had undergone an extensive renovation, including the addition of a sleek new rear extension and high ceilings.

The split-level design was adopted to take advantage of the property's elevated position overlooking Newcastle with 180-degree views of the ocean and city.

The modern renovation includes an island bench kitchen with dark cabinetry and a 900mm induction cooktop and pyrolytic oven with steam function.

The kitchen is part of the open-plan rear extension that leads out to a covered alfresco area with an outdoor fireplace and a barbecue kitchen overlooking the plunge pool.

Inside the home has four bedrooms including the master suite with an ensuite with a double shower underneath a skylight.

The median house price in North Lambton is $799,000, according to CoreLogic.
