Boutique vineyard at Lovedale expected to fetch upwards of $2 million

A BOUTIQUE vineyard that has won multiple awards is on the market for the first time in more than 20 years.

Stanleigh Park Vineyard at 379 Wilderness Road, Lovedale is listed for sale with price expectations between $2 million to $2.2 million, with expressions of interest closing on March 30.

The vineyard was last sold in 2001 for $480,000, according to CoreLogic.

Stanleigh Park Vineyard has won consistent gold medals for its wines including multiple wins at both the Sydney Royal Wine Show and the Hunter Valley Wine Show.

The property includes 10.9 acres of vineyard comprising 7.2 acres of semillon, 2.5 acres of verdelho and 1.2 acres of chardonnay.

"It has a really good vineyard on the property and is one of the best white wine vineyards in the Hunter," Jurds Real Estate listing agent Dan Jurd said.

"The last two vintages they have sold to Brokenwood and Tyrells which is very unique, so it's a testament that what they produce."

The property includes 10.9 acres of vineyard comprising 7.2 acres of semillon, 2.5 acres of verdelho and 1.2 acres of chardonnay.

Mr Jurd said the property had attracted strong interest since it went to market a fortnight ago.

"We have had plenty of inspections, no offers yet but it doesn't close until March 30," the agent said.

"Interest is coming from about 50 per cent locals and 50 per cent from Sydney. The locals being local winemakers looking for a vineyard and the others being people from Sydney looking for somewhere to build a house and some accommodation."

The sales includes plans for a proposed dwelling and zoning that supports future development opportunities including cellar door premises, restaurants, cafes, visitor accommodation and function centres.

The agent said the market in the Hunter remained strong, with an offer on one of Pokolbin's largest vineyards, Black Cluster, expected this week that could fetch $10 million.

"It's 450 acres and it is a fantastic vineyard," he said.

Also in the Hunter's wine country, Hermitage Lodge at 609 McDonalds Road, Pokolbin at has unveiled its freshly renovated accommodation after the property was sold by Mr Jurd in late 2022.

Retiring restaurateurs Mark and Noreen Gottaas offloaded the McDonalds Road site to a local family for $6 million.

The sale of Hermitage Lodge included a 20-room boutique hotel, small shiraz vineyard and a restaurant called Il Cacciatore that the Gottaas family had operated for 20 years.

The Pokolbin property is the first venture for new owners the Redman family who operate as Vermilion Collective.

"We have been advocates for our stunning local region for years and when the opportunity arose to purchase this charming property in the centre of wine country we jumped at it," Vermilion Collective co-director Grace Redman said.

"The accommodation oozes that quintessential warmth visitors have come to know and love in the Hunter, and we are excited to bring our passion for exceptional regional experiences to the offering."

The refurbishment of Hermitage Lodge is now complete.

Working with local designer Julie Evans Design and construction company PDKay Constructions, the refurbishment of the original Lodge side of the property is now complete.

The on-site restaurant, rebranded as Pescara, has also undergone renovations with new operators.

Plans are underway for the remainder of Hermitage Lodge accommodation and grounds, including a conference space, a pool area and the introduction of a five-bedroom house called The Residence that will host groups of up to 10.
