Big Liverpool city centre office moves as Tempest building and Yorkshire House welcome new tenants

Two renowned architecture and design firms have relocated to a famous Liverpool building, while a sophisticated boutique tailors has begun its tenancy at a nearby iconic office block.

Deals for all three moves have been announced this week, which will see shedkm and Planit-IE move into the Tempest building on Tithebarn Street, while Tattan & Gregson has moved to Yorkshire House on Chapel Street.

CAPITAL&CENTRIC, which owns the Tempest, told BusinessLive the move was part of an attempt to "fill the gap in genuine co-working space for techs and creatives in Liverpool".

shedkm has signed a 10-year lease for a 3,079 sq ft space and landscape architects Planit-IE have taken a five-year lease on 1,346 sq ft, joining innovators and start-ups already based inside.

A collaborative design practice with a focus on public space, Planit-IE, which employs nine members of staff, has been involved with high-profile projects across the UK. In Liverpool, it’s working with the University of Liverpool, Liverpool Football Club and National Museums Liverpool.

Although the firm has had a presence in the city for two years, Tempest is Planit-IE’s first dedicated studio.

Award winning architects, shedkm, employing 26, have designed some of the North West’s most iconic buildings, including those developed by CAPITAL&CENTRIC.

Adam Higgins, co-founder of CAPITAL&CENTRIC, said: “Liverpool’s booming creative sector is a real testament to the growth of the city, and businesses want more options that really reflect their culture.

“We wanted to build a creative community so have turned people away that didn’t fit the vibe and ethos at Tempest. Our residents are attracted by how cool the spaces look but they stay because of the other people they meet.

“Right away, we felt like both shedkm and Planit got what we’re doing at the Tempest. These are super creative guys involved in some incredible projects in the city and we’re sure they’ll fit right in.”

A few minutes walk away from the Tempest is Yorkshire House on Chapel Street, where commercial property specialist Millfield Estates has announced a five-year tenancy agreement with Tattan & Gregson, a sophisticated boutique tailors specialising in high-end custom menswear and accessories.

With additional stores in London and Los Angeles, the tailors are moving their Liverpool base to Yorkshire House from the Plaza on Old Hall Street, with the new letting keeping them in Liverpool until at least 2024.

Yorkshire House has also seen two long-term tenants, in the form of PR agency Jayne Moore Media and FMG Consultancy, sign lease renewals at the property over the past month, worth a combined £70,000 per annum.

Paul Dobson, property director for Millfield Estates, said: “Our commitment to refurbishing and renovating Yorkshire House has been a fundamental part of our ownership which has facilitated the letting to Tattan & Gregson’s tenancy agreement. We’re overjoyed to entice this exciting new operator to the ground floor suite.

“We are also very happy to have maintained the tenant line up at Yorkshire House by securing the ongoing occupation of two of our existing tenants. 

“We pride ourselves on the relationships we have with our tenants and it testament to our team that we continue to retain a high-amount of our tenants. The combination of high quality accommodation with a location at the heart of Liverpool’s bustling business district creates an environment where tenants are willing to commit their futures with us for a prolonged period of time.”
