Beach hut goes on sale for £450,000 - despite having no electricity or washing facilities

A beach hut with no electricity or washing facilities has gone on sale for an eye-watering £450,000.

The timber hut, which is 10ft by 16ft, is up for sale in the desirable area of Mudeford sandbank in Christchurch Harbour, Dorset.

Owned by a local family for the last four years, the hut is up for sale after the owners admitted to not making the most of it.

The expensive property, which was built just three years ago, has lots going for it but unfortunately does not face the sea - and has no electricity mains or washing facilities.

The hut does have a toilet but as it can sleep up to 7 guests there could be a fight for the loo.

It also contains a kitchen area and a cooker connected to a Calor gas bottle.

The fridge is powered by solar roof panels and any guests wanting to shower will have to share a communal shower block with their neighbours.

The first floor provides double glazed windows and a decked terrace which looks out to the harbour.

Fellow neighbours will certainly have forked out a substantial amount of money for their beach hut as last year one sold for a reported £500,000.

The whopping amount is believed to have broken the records for the most a UK beach hut has been sold for - as wealthy Brits are queuing up to buy the iconic summer landmarks.

As more Brits look for their perfect beach hut the main attraction of the Mudeford area is the peace and quiet of having a remote hut.

The sandbank does not allow cars and can only be reached by walking, which takes 20 minutes, a beach train or a short ferry crossing.

Estate agents have put the property on the market for an initial £425k but they believe it can easily reach £450k.

There are roughly 360 beach huts in Mudeford and demand for the wooden hut in the last 20 years shows no sign of slowing down.

Andrew Denison, of estate agents Denison, said: "We have a healthy list of people wanting to buy a hut at Mudeford and that is why we have priced it at offers over £425,000.

"If two or three people come in for it then we will discuss and decide with the owners which offer to take but I could see a bit of an auction happening and it selling for £450,000 or £460,000.

"Last year we experienced a fierce market for beach huts.

"I think it was a consequence of covid. There was a lot of pent up demand from where people couldn't get out and buy during covid and after things opened up again a lot of people changed their lifestyles and decided they wanted to be by the sea and just went for it."
