Average house prices spike across Scotland as Ayrshire regions encounter considerable rise

Average house prices have risen across Ayrshire, new figures show.

East Ayrshire has seen the biggest rise in the region with average prices around 11.1 per cent more than they were in March 2021.

And it’s a similar story for the market in South Ayrshire, with prices increasing by 8.3 per cent.

Average house prices in North Ayrshire grew modestly by 1.7 per cent, according to the data, which comes from the The Walker Fraser Steele Acadata House Price Index (Scotland).

Scott Jack, regional development director at Walker Fraser Steele, said the data shows that Scottish house prices continue to “edge upwards” and that “modestly positive increases” across the board “continue to be the trend.”

For East Ayrshire, the average house price in March 2021 stood at £138,399 and this grew to £153,602 in February this year.

The figure for March 2022 stood at £153,715, representing an increase of 11.1 per cent since March 2021, the sixth highest increase out of all of Scotland’s 32 local authority areas,

In South Ayrshire, the average house price back in March 2021 was £187,245, which increased to £203,885 in February this year.

And based on the average price in March this year of £202,824, this represents an 8.3 per cent spike.

For North Ayrshire, the average house price in March last year was £147.639, which grew to £153.521 in February 2022.

In March this year that figure went down to £150,140, but it still represents a 1.7 per cent increase on the average price from March 2021.

Scott Jack added: “In our data, 31 of the 32 local authority areas in Scotland saw their average prices rise over the previous 12 months.”

Fife saw the largest increase in average house prices, up 15.9 per cent on March 2021, Angus being the lowest on just 0.1 per cent.

Last year rural property consultancy Galbraith published “exceptional sales data” for the Ayrshire region during the first quarter of 2021 as the race for dream properties intensified.

Graham Blair, mortgages director at Bank of Scotland, added: “The Scottish property market continues to perform strongly.”
