Add in the fact that demand for real estate is higher than ever before, and it’s pretty easy to assume that all properties for sale in Marbella are super expensive.

The truth of the matter?

Yes, some properties for sale in Marbella are indeed expensive. As the crème de la crème of real estate in the Costa del Sol, undeniably, many can be found right at the very top of the price scale. But this isn’t the whole story. You certainly don’t need to be a multi-millionaire to buy a home in this fantastic location. Here we take a closer look at why.

Property in Marbella – less costly than you might think

Budget-friendly homes

Marbella has a reputation for being home to some of the biggest and most spectacular properties in Spain – and it’s true. In fact, the most expensive luxury development in the whole country is currently located in La Zagaleta in Marbella West – costing a staggering €29 million.

Whilst this inspiring property is particularly expensive, thousands of other properties in Marbella also come with a pretty large price tag – often valued in excess of €10 million. And as you might expect, these are incredibly special, lavish homes that are guaranteed to take your breath away.

But they’re by no means the only option.

Property prices vary greatly depending on the style, size and exact location chosen, and typically there’s something to suit all budgets – however big or small.

Luxury apartments are often on the market in the region of €200-400,000. Townhouses can frequently be snapped up for around €400,000 or less. Whilst villas can sometimes start from as little as €500,000. If you’re willing to cast your net a little wider, you can also find stunning homes in neighbouring resorts – such as Estepona – for around €400,000.

Regardless of how much you’re looking to spend, with the help of an experienced real estate agency, most people can find a property for sale in Marbella in line with their finances.

A worthwhile investment

Marbella real estate retains its high value.

In fact, prices have grown consistently year on year over the last decade.

Between June 2023 and June 2024, asking prices across all types of property rose – on average – by 13.7%, reaching a new all-time high of €4.812 per m2. This is more than double the average asking price of 10 years ago, driven by ever-growing demand and an overall lack of supply.

Invest your life savings into a home here, and there’s no need to worry about it depreciating.

Excellent value for money

Property values in Marbella may be continuously growing. But it’s important to note, prices are still very affordable – and compared to like-for-like properties in many locations across Europe, you can get a lot more for your money.

Take, for example, homes available in Covent Garden London.

This is a highly sought-after area, with a star-studded theatre offering, swanky bars and restaurants, high-end fashion outlets etc. – all of which contribute to its exorbitant property values. A 2-bedroom apartment here, spanning 1000 sq. ft., costs roughly £1.3 million.  

Turn your eye to Marbella, however, and that level of cash will take you much further.

A 2-bedroom duplex apartment right at the heart of the city, with approximately 2200 sq. ft. of premium interior and exterior space typically costs in the region of €1.5 million. Meaning, despite price growth, you can still get over double for your money compared to London.
