For Londoners who fantasise about a cottagecore lifestyle but don’t want to actually live in the countryside this newly-listed house could be just the solution.

It is supersized cottage living, London style, with a £5.5 million price tag to match.

The six-bedroom, seven-bathroom property is in Southgate, deep in the north London suburbs (Zone 4 to be exact), and one of only a handful of homes in the capital with an authentically thatched roof.

The Grade II-listed property was built, according to Historic England, at the start of the 19th century in the countrified Arts and Crafts style popular at the time.

Since then it has been significantly modernised, most notably with the addition of a leisure suite complete with indoor swimming pool and sauna. It now measures more than 7,000 sq ft, around the size of half a dozen traditional country cottages.

“Is it cottagey inside? No, not really,” said Ivan Ninkovic, sales manager at Foxtons estate agents, who is handling the sale. “It is too big to be a cottage, and its décor is very modern.”

The current owners have lived in the house for around 15 years, raising a family there. Now their children have grown up they plan to move to a smaller property.

“The buyer is likely to be a family, and someone who is looking for a large amount of space and a house which has got wow factor and is unusual,” said Ninkovic. “I don’t think a footballer is going to buy it though.”

The property is set in an area known as Old Southgate, which possesses many of the credentials of a village school. There is a historic pub, Ye Old Cherry Tree, a village green, a particularly pretty cricket ground, The Walker Ground, and two primary schools rated “good” by Ofsted.

The property is one of the grandest to come to market in N14, where the average price of a detached house stands at £832,500 according to Rightmove, in recent years. During the pandemic prices have risen close to 20 per cent as buyers race for space in London’s leafy suburbs.
