232-home development approved for Grimsby-area village

A 232-home development has been granted planning permission in Holton-le-Clay.

Gleeson Homes is to develop a 17-acre plot over the next seven years, with properties ranging from one bed apartments to detached family homes.

To be called Holton Croft, on former agricultural land between Louth Road and the former railway line to the northern end of the village, a new play area and green open spaces form part of the design.

It has also committed £250,000 to local infrastructure, with £128,000 for highways, including cycle lane additions in the vicinity, and £122,000 to invest in the NHS.

It follows the Yorkshire builder’s Macaulay Park site in Grimsby, with Scunthorpe and Hull sites also being brought forward.

Wayne Sutton, regional managing director, said: "We are delighted to be bringing more much needed affordable, quality homes to the area. We are dedicated to ensuring that the housing market better serves young first-time buyers and families on low to average incomes, making homeownership a reality for everyone. We believe this development will further enhance our presence within the community and demonstrate our commitment to the region, complementing our existing local development, Macaulay Park, where we have seen strong and encouraging levels of local demand.

"We are looking forward to working with the local community and will employ a workforce that comprises of local labour, including apprentices and contractors."

It anticipates creating around 20 roles for local trades on the development, to be made up of 30 per cent affordable homes.

Construction will start in December, with January 2030 touted for completion. Two access roads off Louth Road will feature.

Holton Croft’s three show homes are anticipated to launch in November next year, around the time first residents are expected to move in, with first homes released for sale early next year.

A newly launched design is being used by Gleeson, part of London-listed MJ Gleeson Plc, with house prices anticipated to be “very affordable,” appealing to first-time buyers, growing families and downsizers local to the village, it said.
