169 homes to be built near Bramcote crematorium as £30m plan given go ahead

A new development in Bramcote has been given the go-ahead. Some 169 homes are now set to be built on greenfield land off Coventry Lane, Bramcote, to the north west of Bramcote Crematorium.

Construction will begin in the spring following the approval of the plans, which were originally laid down more than 10 years ago. The development will include 51 affordable homes alongside 118 private dwellings of between two and five bedrooms, with bungalows included in the plan.

Outline permission was given 12 months ago with Broxtowe Borough Council ’s planning committee giving full approval to the £30m scheme last night, Wednesday, February 1.

Nottinghamshire developer, Peter James Homes, which has its head office in Chilwell, says the site will create more than 80 construction jobs. A Section 106 Agreement was previously agreed, securing a £225k financial contribution from the builder towards affordable housing, healthcare, education and transport.

Existing access from Coventry Lane will be reconfigured with a new double island on Coventry Lane/Ilkeston Road and a reduction of the speed limit on Coventry Lane from 50mph to 40mph. A new bus service will feed the development.

The 22-acre Bramcote site was earmarked for housing a decade ago, with the council including it in the Local Plan, which lists areas of permitted development in the area.

Simon Gardiner, managing director of Peter James Homes, said: “We are absolutely delighted to see this development finally reaching the stage where we can turn our 10-year plan into reality. As a local company, we’ve worked tirelessly alongside the council to deliver a development plan that is totally sympathetic to the surrounding fields and woodland environment, as well as one that provides a really attractive solution to the area’s housing shortage.

“We hope to be able to start work in the spring and, with an estimated construction rate of 50 to 60 homes a year, the development should be completed within three years. It will hopefully bring a real boost to the area.”

Peter James Homes, which has recently completed 34 luxury riverside apartments in West Bridgford, previously worked alongside Broxtowe’s planning officials to deliver its 91-home Pentrich Fields development in Giltbrook several years ago.

“It’s great to be working in Broxtowe again,” added Simon. “This time on our biggest housing scheme yet”

The developer's agreed contribution towards the local education and healthcare systems will total more than £700,000.

Prior to the decision, a Broxtowe Borough Council planning officer said the layout and design of the site was considered to be acceptable. In a report submitted ahead of the Broxtowe Borough Council, which recommended the plan receive permission, they concluded the positives "significantly outweigh the negatives".
