Plans for industrial park next to M60 as part of £40m masterplan that would create 700 jobs

Proposals for a new industrial park will be the latest step forward in a masterplan for Oldham which aims to create more than 700 jobs.

A developer has submitted plans to Oldham council for the next phase of the £40m Hollinwood Junction project, which is being delivered in partnership with the authority.

Langtree is aiming to build 13 industrial units on a site next to Junction 22 of the M60 motorway to the south-west of Oldham town centre.

The development would provide 192,000 square feet of light industrial, storage, distribution and manufacturing space, with associated parking and service yards.

Josh Downes, senior development manager at Langtree said: “Our ambition is to provide a variety of modern employment spaces that will provide room for local employers to expand and help attract new occupiers keen to benefit from the site’s location and the town’s skilled workforce.”

The Hollinwood Junction development will feature 30 acres of land across three development sites, which will be used as a hub for businesses, as well as community and leisure space.

The plan aims to make the area a ‘credible business alternative’ to the centre of Manchester.

It is hoped that the location of the site, which is close to both the M60 motorway and the Metrolink line between Rochdale and Manchester, will be an opportunity to establish a ‘regionally important’ employment destination at a key gateway site into Oldham.

Councillor Arooj Shah, leader of Oldham council, said: “Hollinwood Junction is a really exciting project and once it’s all finished it will be a great place for young people and families to thrive, and improve opportunities for Oldhamers

“I’m delighted that the planning for the next phase is being submitted to keep the project moving.

“This is another significant milestone in making our borough an even better place to live, work and raise a family – and it is brilliant that Hollinwood Junction is transforming the old gasworks into a space where Oldhamers can be proud to live and work.”

The properties will be accessed by the recently constructed roundabout on Albert Street which services the Costa drive-through developed by Langtree in an earlier phase. The site was previously occupied by a large gas holder, demolished in 2020.
