'Ultimate blank canvas': High auction hopes for Cooks Hill bungalow

Listing agent and auctioneer Anthony Merlo of Movable believes his upcoming auction of 157a Dawson Street, Cooks Hill will be one of the hardest fought auctions he has conducted for some years.

This original California bungalow on a corner block in Cooks Hill is going to auction on October 15 with a guide of $1,450,000. The home sits opposite Centennial Park and is only a short walk to Bar Beach and Harris Farm Markets on Darby Street.

Originally purchased by Kevin and Molly Brittliff more than 60 years ago, the three-bedroom weatherboard bungalow has seen very few changes in that time.

"It provides the ultimate blank canvas for renovation," Mr Merlo said.

The home also features one bathroom and separate living and dining areas.

The bungalow is positioned on a 420 square metre corner block opposite the south-eastern entrance to Centennial Park and is only a short walk to Bar Beach and Harris Farm Markets on Darby Street.

Mr Merlo said the property offered a prime opportunity for a long-term family or retirement residence in one of the city's most sought-after suburbs.

Cooks Hill residents are among those already expressing interest in the property.

"Interest has been strong from passionate local residents as they are very well aware of how special their suburb and this offering is," he said.

Coupled with its R3 zoning that allows additional height allowances (STCA) and multiple vehicle access, Mr Merlo said the property provided wider scope for design and ease of construction given its two street frontage.

"There had been great interest in the property as buyers viewing it saw excellent scope to secure and improve the property to either upsize or downsize," he said.

An auction will be held on site on Saturday, October 15 at 10am with a guide of $1,450,000.

The house is open for inspection on Saturday from 12.15pm to 12.45pm.

TOP PRICE SETS NEW RECORD FOR CARRINGTON PARADE

New Lambton has a new street record following the sale of a four-bedroom, three-bathroom property on Carrington Parade.

The home at 48 Carrington Parade, listed with Todd Mason at McGrath New Lambton, sold to a buyer from Sydney for a record $2.4 million prior to auction last week.

The previous highest sale on the street was $2,220,000 paid for 99 Carrington Parade in September 2020.

"It's a great figure particularly in this current climate because it is certainly getting a bit more tricky to sell at the moment, especially in the higher end," McGrath sales associate Phil Campbell said.

"We had the auction scheduled for Thursday evening but we wrapped up prior auction with a buyer at that price that the vendors were really happy with, so it was a good result."

The property is positioned high on one of New Lambton's most sought-after addresses and boasts coastal and city views.

Originally constructed in the 1930s, the grand house is situated on an expansive 1378 square metre block and features a renovated CaesarStone kitchen fitted with Smeg appliances, manicured gardens and an infinity edge pool.
